The 23-floor Skyhouse Midtown apartment tower on Atlanta’s skyline features 320 studio, one-, two- and three-bedroom units. All have been designed as modern open spaces with floor-to-ceiling windows, hardwood floors in living rooms and ceramic tile throughout.
Batson-Cook Construction utilized the Lean Construction methodology for the project which manages construction planning and scheduling in a more reliable manner. It maximizes the performance of the construction team by controlling their productivity rates by relying on trust, cooperation and teamwork. The result is a better work flow, higher production, quicker schedule, lower cost and more accountability for each team member.
Skyhouse Midtown was built on a fast track schedule — from start to finish less than 13 months. The first 60 days were site work, drilling of piers and putting in utilities and other basic infrastructure. This left less than 11 months for actual construction, a schedule that really turned heads in the industry.
American Direct worked closely with the architect to develop a hardware schedule which defined the brands and the functionality of the door hardware selected as well as comply with fire, life safety, accessibility and building code requirements. This guidance assured an economic and aesthetic compatibility to the owner’s requirements, plus reduced the risk for cost related changes in the field due to incomplete or incorrect hardware or opening selection.
